Epstein's real estate career started shortly after he graduated from the University of Southern California. His professional journey began at a boutique real estate development firm. The firm was responsible for over $150 million in student housing projects. He later went on to work for another student housing developer. That was before accepting an acquisition analyst position at a global private equity real estate fund a year later. It was here that he honed his asset allocation, formal underwriting, fund management, and other crucial institutional skills. During his time at the private equity real estate fund, Epstein worked on transactions worth over $300 million. He left this role in 2007, temporarily exiting the real estate field.
